This was a 3 bed mid terrace to 6 bed all en suite, rear extension, full dry rot basically the works

 

A builder quoted £60k ( cheapest quote arnt always the best)

 

This client came to us after paying the 60k and builder went quiet and builder became ill ( we saw this builder up a ladder on another house few days later so not that ill)

 

We saw this job and was shocked at 60k

 

straight away i said even without looking from advise told its going be around 100k

 

broken down quickly

 

  1. 68k – 6 bed all en suite
  2. extension – 23k
  3. windows and doors – 3k
  4. plus 5% vat

 

leaves just under 100k but with unknown and dry rot will push over 100k

 

So we were called in to help

 

What we found was shocking and disgusting why anyone would do this but from experience builders will under quote just to get the work this is why we get a QS in on 90% of jobs

 

I hear you ask what did we find ?

 

Extension had NO footings

  1. BCO was never paid for or appointed
  2. 2nd hand steel used on knock through on house to extension
  3. no pad stones used for steel
  4. plaster boarding been done but 2nd fix pipes not fitted causing leaks
  5. no boiler fitted (unvented tank system needed)
  6. the loft wasn’t reinforced to take tank
  7. no sign of certs for current works
  8. extension flat roof wasn’t covered
  9. 1 shower when the hot water was turned on it warms the radiator up ( yes the hot feed was linked to radiator)
  10. screws through pipes
  11. ect ect ect

 So another 40k later the job was completed and now fully tenanted by my lettings team

 Just be careful folks there is a lot of work out there and not enough genuine builders

 

 THIS IS THE END RESULT WE MANAGED GET TOGETHER, SIGN THE WORKS OFF, GET BCO INVOLVED AND A HAPPY CLIENT
